A question I hear all the time is what is actually different about closing on a home in Mexico with a loan versus paying cash. It is a fair question, and the answer is reassuring once you see it laid out.

A cash buyer can arrange their own due diligence, and many do. There are three worth knowing about, and they are the same protections a lender would require on a home purchase in the United States.

We order a commercial appraisal to confirm the property's value supports the loan amount. We require a full legal title review, an independent review of the title that goes beyond a standard search to surface any defects. And we require an active homeowners insurance policy on the property for the life of the loan.

The loan also carries its own costs, including an origination fee and other loan-related charges. These are separate from the property's closing costs, and we walk through all of them with you before you sign.
