Higher rates have a lot of buyers waiting on the sidelines, which gives you room to negotiate on price today. With the MoXi® Rate Protection Program you keep the upside if rates come down: your rate is set 48 to 96 hours before closing, and if our rate falls a full point within 24 months of funding, we credit 1 point of your new loan amount toward our origination fee when you refinance with us.

That is the credit on a $700,000 refinance, and it adds to whatever the lower rate saves you every month. It comes straight off MoXi’s origination fee. Third-party and government costs on the new loan still apply.

Before closing: your rate is set as late as we can set it

We don’t fix your rate on the day you apply. The rate you see at application is an indication based on that day’s market, and we set your final note rate between 48 and 96 hours before your scheduled closing using our published pricing for your loan type. If the market improves while your loan is in process, that improvement is yours, and there is nothing to request or re-sign.

Rates can move in either direction during that time, and your final rate reflects the market on the day it is set. You will see it on your Estimated Cash to Close, next to every other cost on your file, before you sign.

After closing: a full point back if rates fall

If MoXi’s published rate for the same product and term drops at least one full percentage point below your note rate at any time within 24 months of funding, you can refinance with MoXi and we credit 1% of your new loan amount against our origination fee.

MoXi loans carry no prepayment penalty, so you are always free to refinance when the numbers work for you. The credit is our reason for you to do it with us.

How to ask for your refinance credit

The credit is yours to request. We don’t monitor individual loans or reach out when the trigger is met, so keep your note rate handy and check in with us whenever rates look lower.

  1. Call or email us any time within 24 months of your funding date.
  2. We compare your note rate with our current published rate for the same product and term.
  3. If you qualify, we confirm it in writing and start your refinance application. The refinance needs to fund within 90 days of that confirmation.

Common questions

Is the refinance guaranteed?

No. A refinance is a new loan, and it goes through full underwriting under MoXi’s credit and collateral policies at the time you apply. The credit is a discount on our origination fee for a refinance we approve and fund. It is not a commitment to lend.

What does a refinance cost?

The third-party and government costs of any loan on Mexican property still apply, including notario fees, the fideicomiso amendment, appraisal, title update, recording and insurance. Can MoXi change or end the program after I apply?

Not for your loan. The trigger, the 24-month window and the 1 point credit published on the date we receive your full application are the terms for your loan, as long as it funds by March 31, 2027. If MoXi changes or ends the program later, that applies to applications received after the change.

I’m pre-approved but still looking for a property. Am I covered?

You will be once you have a property under contract. Send us your signed purchase agreement by December 31, 2026 and close by March 31, 2027, and there is no new credit application to fill out. A pre-approval on its own, without an identified property, does not qualify.

Does this apply to refinances and cash-out refinances?

Yes. Purchase, rate-and-term refinance and cash-out refinance loans all qualify, with the same application and funding deadlines.

Can I set my rate earlier than 48 to 96 hours before closing?

No. Setting the rate as close to closing as possible is what lets you benefit when the market moves lower while your loan is in process.

Who is eligible for the refinance credit?

The original MoXi borrowers on the same property, with the original loan current and no payment 30 or more days late in the 12 months before the request. MoXi lends to U.S. citizens and permanent residents financing residential property in Mexico.

The MoXi Rate Protection Program is a promotional origination fee credit and is not a commitment to lend. Your final rate is set by MoXi 48 to 96 hours before scheduled closing and may be higher or lower than any rate quoted at application. The refinance credit applies only to a new loan originated by MoXi, is subject to credit approval and collateral review under MoXi’s policies at the time of application, and to MoXi offering refinance loans on that property type and in that location at that time. The original loan must be current, with no payment 30 or more days past due in the prior 12 months. All third-party and government closing costs on the refinance apply. The credit equals 1% of the new loan amount, is applied against MoXi’s origination fee only, cannot exceed that fee, has no cash value, and expires if the refinance does not fund within 90 days of eligibility confirmation. Whether MoXi’s published rate is at least one percentage point below your note rate is determined by MoXi from its rate sheets for the same product and term on the date of your request. Available on purchase, rate-and-term refinance and cash-out refinance loans for which MoXi receives a full application on an identified property on or before December 31, 2026 and which fund on or before March 31, 2027. A borrower already pre-approved with MoXi completes a full application by delivering a signed purchase agreement on an identified property by that date; no new credit application is required. A pre-approval, rate quote or inquiry without an identified property is not a full application. Program terms in effect on your application date apply to your loan.
