As an example, a $500,000 home with $200,000 down on a 25-year MoXi loan estimates to roughly $2,900 a month all in, including principal, interest, insurance, property tax, fideicomiso, and servicing. How much cash do I need to close on a property in Mexico?
More than you would expect from a U.S. purchase. Beyond the down payment, you have acquisition tax, appraisal, notary and closing costs, fideicomiso setup, and translation. Closing costs generally run 5% to 10% of the purchase price. The calculator estimates your full cash to close.
What costs does the calculator include?
Down payment, principal and interest, hazard insurance, property tax (predial), fideicomiso fees, monthly servicing, and the one-time closing items: acquisition tax, appraisal, and translation.
Are MoXi loans in dollars or pesos?
U.S. dollars. Your loan is funded and serviced in dollars and your rate is fixed for the full term, so there is no exchange-rate risk if you earn in dollars. Enter your price in dollars, not pesos.
What down payment does the calculator assume?
It pre-fills the MoXi minimum, which lends up to 65% of value, so about 35% down. You can raise the down payment to see how it changes your payment.
